1. Booking & Confirmation

All bookings are subject to availability and are confirmed only upon receipt of payment. Big Fish Holiday Homes reserves the right to refuse any booking at our discretion.

By making a booking through our website, Airbnb or Booking.com, you agree to these terms and conditions on behalf of all members of your party.

2. Payment

For direct bookings, your card will be charged approximately one month before your arrival date. Please ensure your payment details are correct and up to date.

• Payment is taken in full approximately 30 days before arrival
• Bookings may be cancelled if payment cannot be processed
• All prices are in British Pounds Sterling (£)
• We accept all major credit and debit cards

3. Cancellation Policy

If you need to cancel your booking, please contact us as soon as possible via WhatsApp or email. Cancellations must be made in writing (email or WhatsApp message).

We strongly recommend that guests take out appropriate travel insurance to cover unexpected cancellations.

4. Check-In & Check-Out

• Check-in is from 2pm to 8pm
• Late check-in (after 8pm) must be arranged in advance and a £30 late check-in fee will apply
• Check-out is by 10am on the day of departure
• Failure to check out on time may result in an additional night being charged
• Luggage storage is available nearby at Great Victoria Street station if required

5. Occupancy & Guest Numbers

Both properties accommodate a maximum of 6 guests. The number of guests must not exceed the maximum occupancy stated at the time of booking.

• Additional guests beyond the stated number are not permitted without prior agreement
• The lead booker must be 18 years of age or older
• Parties and large gatherings are not permitted
• Sub-letting the property is strictly prohibited

6. House Rules

• No smoking inside either property
• No pets (unless agreed in writing prior to booking)
• Please respect the neighbours — no excessive noise after 11pm
• Parties and events are not permitted
• Please treat the property and its contents with care and respect
• All windows and doors must be secured when leaving the property
• Please do not remove any items from the property

7. Damage & Security

Guests are responsible for the property and its contents during their stay. Any damage, breakages or losses must be reported to us immediately.

We reserve the right to charge guests for any damage caused during their stay beyond normal wear and tear. We will always communicate transparently about any such charges before applying them.

8. Liability

Big Fish Holiday Homes accepts no liability for any loss, damage, injury or inconvenience suffered by guests during their stay, except where such liability cannot be excluded by law.

We are not responsible for any loss or damage to guests’ personal belongings during their stay. We recommend guests ensure their personal travel insurance covers personal possessions.

9. Privacy

Any personal information provided at the time of booking is used solely for the purpose of managing your reservation and stay. We do not share your personal data with third parties except where required by law.

For bookings made through Airbnb or Booking.com, their respective privacy policies also apply.

10. Governing Law

These terms and conditions are governed by the laws of Northern Ireland and any disputes shall be subject to the exclusive jurisdiction of the courts of Northern Ireland.
